Property Development and Management As a development financier, BDC has been instrumental in the sustained growth of the Property market, through its 100% owned properties, and partnerships. The Property Division’s mandate is developing and managing residential, commercial, hotel and industrial properties for BDC. The division also monitors a portfolio of property development loan facilities held with subsidiary, affiliate and non-affiliate companies, through partnerships or joint venture developments. As part of BDC’s role is to stimulate growth within industry, the Corporation has undertaken major infrastructure development on commercial land which is ear-marked for a high-end business park. On completion, commercial plots will be available for sale and development through public tender. BDC may partner with investors who seek any one of its products: long term loans or equity. Through Industrial properties, there is potential for further factory shell developments with the intention to accommodate Botswana based enterprises as there has been a significant increase in production based businesses around the country. To meet the needs of investors, the Corporation has, and continues to custom-make factory shells to the investor’s specification. The Corporation would require that the investor contributes their own equity in both the operational and the property aspects of the project. Residential developments continue to be focused on high end clusters, and are primarily for the rental market. One of the developments, in the heart of Gaborone remains a hallmark of BDC residential units, and its redevelopment further enhances the portfolio. Future BDC investments in the residential market, whether through subsidiary companies or partnerships will be guided by market needs and potential returns. BDC has committed to refurbishing hotel properties owned by the Corporation across the country. This initiative is in line with the increasing competition in this specific market industry, and is also expected to not only strengthen the Property portfolio, but will also have a spill over effect in the tourism sector. As the Services sector looks to grow, the Property Division may explore developments in new tourism areas, including the Trans Kalahari Highway.
